Surveying, platting, planning, HEC2 analysis, FEMA submission, and civil infrastructure for a 55-acre development. Planning included rezoning for a portion of the site and phasing of construction.

Red Oak Industrial Park

Red Oak Industrial Park
This project included land planning for this 175-acre industrial park. A feasibility study was performed to identify all of the technical and logistical issues of developing a park of this magnitude. This included re-zoning, platting and an hydraulic analysis using HEC-RAS. It also included the evaluation of the City's water and sewer systems to locate the opportunities for the project as well as possible future improvements to City infrastructure.

The first phase of construction consisted of 2,385 L.F. of paving, 1,309 L.F. of storm drain, 7,000 L.F. of water line (approximately 4,600 L.F. is off-site), 2,612 L.F. of sanitary sewer line, a sanitary sewer lift station, 3,170 L.F. of force main, and 1,450 L.F. of earthen drainage ditch. In addition, the ROIDC requested accommodation of a 10 acre user simultaneously with development of land plans and subsequent construction plans. Construction cost Phase I: $1,200,000. Estimated construction cost entire park: $6,000,000.

REDC Retainer Work

The REDC utilizes the resources of Wier & Associates to assist in their marketing efforts towards potential tenants of their parks. This includes:
    1. Evaluating specific sites for prospects.
    2. Preparation of Boundary Surveys and Plats as part of the land sale agreement.
    3. Assistance with cost estimates.
    4. Review of plans from incoming tenants.
    5. Preparation of exhibits as needed in support of marketing and projects.

Rockwall Technology Park, Phase II
Rockwall, Texas
 
Comprehensive planning, zoning and design work for the expansion of the Rockwall Technology Park. This 76-acre expansion included close coordination with City staff to provide a necessary water tower for providing fire protection. A regional lift Station was also designed as part of this project. As an additional service, the REDC has enlisted Wier & Associates to evaluate a further expansion, Phase III.

The design included two regional detention ponds, paving, storm drainage, water, and sanitary sewer. The Phase I project currently is approximately 50% full with several prospects negotiating with REDC.
